So you've decided to take that big plunge into the world of home ownership. You may be intimidated
about buying a home because you are unfamiliar with the process. After all, you will be investing tens, if not
hundreds, of thousands of dollars into your new home. At Marcie & Associates Realty, Inc. we offer buyer
representation at no cost to the purchaser. Whether you're buying a home, land, farm or a commercial property,
we will meet your needs. We'll refer you to professionals in the areas of finance, home inspection, title work,
law and home construction. We'll systematically search for your dream home using parameters that you define and
then arrange for you to tour selected homes.
Here's the usual process:
- Obtain Buyer's Agent - sign agency disclosure.
- Pre-qualify for loan with lender - obtain price range for home search.
- Coordinate home search with agent.
- Tour & select home - ask a lot of questions - obtain necessary disclosures.
- Structure contract - take time to review before signing. Ask your agent about inspections, as well as home
warranty plans & possession.
- Negotiate deal - Allow 45 days from contract acceptance date for closing.
- Contract accepted - order home inspection if desired. (Usually paid for in advance by buyer.)
- Loan processor obtains all information, verifies income, credit, employment, etc. Allow 2-3 weeks.
- File complete - package goes to underwriter for conditional loan approval.
- Order appraisal (Usually paid by buyer.)
- Title work and inspections are ordered, if applicable.
- All inspections & appraisal OK - file goes back to underwriter for "clear to close". Clear to close OK.
- Set closing time and place - arrange for homeowner's insurance - start this 5 days prior to closing.
- Buyer's agent obtains & reviews HUD 1 closing documents - agent informs buyer of check amount.
- Attend closing with agent - bring I.D., homeowner's policy & check. Allow 1 1/2 hours to close.
- Arrange for keys, possession and utilities transfer if not already done.
- Move in & enjoy your new home!
